Real Estate & Property Development

Notting Hill Advisory works with Tier-1 and mid-tier property developers across residential, mixed-use, build-to-rent and urban infill. We are the social and engagement workstream of the consultant team — accountable to your planner and your program, and for the documentation that supports your approvals.
Project pipelines today carry meaningful social risk: investor scrutiny on social licence, harder conditions of consent, longer assessment timelines, and more contested consultations. The work we deliver for developer clients is built to be defensible at every stage of the approvals pathway.

How we work

How we work with developer teams

We sit inside your consultant team. On most projects we coordinate with the planner who owns the SEE, the urban designer or architect, and the legal and commercial leads. Where culturally-specific or technical specialist work is needed — Aboriginal heritage engagement, traffic impact, CPTED detailing — we work alongside those specialists rather than substitute for them.

Projects that take the long view on community relations have a meaningfully easier path through approvals and operations.
Our default cadence during active engagement phases is fortnightly project meetings, with a single point of contact on our side throughout. Confidentiality on pre-lodgement projects is standard practice; we routinely work under NDAs and accept conflict-of-interest provisions.
Procurement

Strategic Planning Retainers

Retainer for longer-running strategic work across multiple sites.

Don’t see your question? Get in touch and we’ll respond within one business day.
Will your work be referenced by our planner in the SEE?
Yes. Our engagement outcomes report and SIA are routinely cited in the SEE and incorporated into the application package. We coordinate with your planner throughout so the narrative is consistent across documents.
Either works. Most of our developer engagements are direct, but we are regularly appointed as a sub-consultant by planning consultants on their recommendation.
Yes. While our primary audience is the consent authority, our reports are designed to be useful for internal approvals, capital-partner due diligence, and board updates. We can prepare abridged versions for internal use if needed.
Yes. Pre-lodgement and pre-public engagement is routine for us. We accept standard confidentiality and conflict-of-interest provisions.
Yes, with caveats. We will be honest about the implications — late-stage engagement is often more expensive and produces stronger conditions of consent than would have otherwise been needed. We will scope realistically and tell you what we can and can’t recover.
